Queensland smoke alarm deadline: 1 January 2027
If your Queensland home doesn't yet have interconnected photoelectric smoke alarms, 1 January 2027 is the date to work towards. Homes being sold or leased have needed them since 1 January 2022, and every other existing home, including owner-occupied ones, needs to meet the same standard by 1 January 2027. Homes without working alarms are also at greater risk in a fire, and may face problems with insurance claims, so it's worth checking with your insurer.
Who needs to comply with the Queensland smoke alarm requirements?
Every existing Queensland home, including owner-occupied houses, townhouses and units, needs interconnected photoelectric smoke alarms by 1 January 2027. Homes being sold or leased have needed them since 1 January 2022, so if you plan to sell or rent, it's worth doing it now.
What type of smoke alarm do I need in Queensland?
Alarms need to be photoelectric, interconnected (so when one sounds they all sound, and wireless interconnection is fine), and meet Australian Standard AS 3786:2014. They must be either hardwired to 240V power or powered by a 10-year non-removable (sealed) battery. They are required in every bedroom, in hallways that connect bedrooms to the rest of the home, and on every storey.
Do I need compliant smoke alarms to sell my house?
Compliant smoke alarms have been required when a home is sold since 1 January 2022. Your agent or conveyancer can tell you how this fits into the sale paperwork. If your home needs new alarms, we can supply and install battery-powered interconnected alarms so you're ready before listing.
What are the smoke alarm rules for rental properties in Queensland?
Rental properties have needed compliant alarms since 1 January 2022. Alarms must be tested and cleaned within 30 days before a tenancy starts or is renewed, and kept tested and clean during the tenancy. Because requirements for lessors and tenants can change, check the Queensland Fire Department and Residential Tenancies Authority websites for the current rules.
Do I need an electrician to install smoke alarms?
Hardwired (240V) smoke alarms must be installed or replaced by a licensed electrician. We supply and install battery-powered alarms only: 10-year sealed, wirelessly interconnected alarms. If your home already has hardwired alarms that need replacing, you'll need an electrician for that work.
